Score great property deals with the best real estate agents in Edinburgh!

Experience and accreditations - We prefer real estate agents who have more than three years of experience in the industry and are registered with professional bodies like the National Association of Estate Agents.

Local market knowledge - We looked at whether these real estate agents have a deep understanding of Edinburgh’s property market, including pricing trends and neighbourhood dynamics.

Communication - We assessed whether these real estate agents always treat their clients with respect and honesty. We also checked whether they respond to enquiries quickly.

Price fairness - We considered whether their prices are fair given their experience, local market knowledge, availability, and additional services offered.

When I moved to Edinburgh, trying to find a flat felt like an absolute nightmare. Listings were all over the place, prices kept changing, and I had no clue where to even start.

Luckily, I found a real estate agency that knew exactly what I needed. They took the stress out of it, helped me find a place that fit my budget, and made settling into the city so much easier.

Since buyers and sellers alike deal with these same headaches, I’ve put in the legwork to round up the best real estate agencies in Edinburgh. Hopefully, these folks can make the whole process a lot smoother for you, too!

How much do real estate agents in Edinburgh charge for their services?

Most real estate agents in Edinburgh charge around 2% of the final sale price for property sales and 10% of the monthly rent for lettings. However, rates can vary depending on the agency and any extra services they offer.

If experience matters to you, Your Move Estate Agents might be worth considering. They’ve been around since 1999, so they know the ropes when it comes to buying, selling, and letting properties. No rookie mistakes here.

One handy thing is their free property valuation, so you can get a ballpark figure for your place before diving into anything serious.

It’s also good to see they’re embracing tech with their MyMove app. Sellers can use it to track their property’s status and even get notifications for potential buyers, which makes the whole process a bit smoother.

Another nice thing they’ve got for sellers is their “no move, no legal fee” policy. If a sale falls through, any legal costs incurred during the selling process will be immediately waived.

However, communication seems to be their weak spot, with some past clients struggling to get a response when they need one.

Pros

  • More than 20 years of experience
  • Offers free property valuation
  • Has a mobile app for property sellers
  • No move, no legal fee

Cons

  • Sometimes misses enquiries
  • Some rude staff

Knight Frank, founded in 1896, is one of the longest-standing real estate agencies on this list. With over a century of experience, they’ve built a solid reputation in buying and renting homes, handling commercial leases, and managing properties.

They have a strong focus on seniors housing, assisting with retirement communities and care home investments. If that’s something you’re considering, they understand the funding and development side well.

They also provide property consultancy for landlords looking to maximise their rental income. Thanks to their long-standing relationship with finance companies across the UK, they can help arrange property financing when needed.

That said, their standard fees are on the higher side.

On top of that, they have additional costs to consider. For example, renters with pets may need to pay extra deposits. These fees make them one of the pricier options for both landlords and tenants.

Pros

  • More than 100 years of experience
  • Specialised expertise in care home properties
  • Can assist in securing property financing
  • Offers property consultation services

Cons

  • Above-average fees
  • Charges a lot of additional fees

We secured competitive offers in a relatively subdued market

“Ricardo in the Edinburgh office led our sale. His pre-sale marketing advice was right on the mark and they did a 1st class job of overseeing preparation of the marketing materials. We felt very comfortable that they filtered candidate buyers so they were a qualified match for our house and in the end we secured competitive offers in a relatively subdued market. We were very happy with the outcome and service provided by Ricardo and the Knight Frank team.”

Having trouble attracting buyers? Umega Lettings & Estate Agents might be able to help. These folks have been around since 2007 and can help when it comes to lettings, property management, and estate sales.

A particular area they excel at is bespoke marketing. Their in-house team uses pro photography, video tours, drone footage, and even property staging to make homes look their best.

They also offer video call viewings, letting buyers check out properties from the comfort of their own homes. Plus, their free instant valuation tool helps sellers get a quick idea of their property’s market value.

Sadly, not all tenants have had the best experience. Some I’ve spoken to mentioned slow responses to maintenance issues and occasional lapses in communication.

Pros

  • More than 15 years of experience
  • Offers bespoke marketing services
  • Can do video call property viewings
  • Offers free instant valuation

Cons

  • Slow response times to maintenance issues
  • Sometimes misses enquiries

If you’re thinking of expanding beyond Edinburgh’s real estate market, Savills could be a solid choice. Founded in 1855, they’ve got global reach, which is a big plus for larger investments or commercial properties.

They cover a lot of stuff, including property sales, valuations, and developmental advice. They also do ESG (Environmental, Social, and Governance) consulting, which helps property owners create more sustainable, energy-efficient spaces with a lower carbon footprint.

Savills also invests heavily in tech to streamline their services. Their Compass system is a prime example, as it lets landlords access live property data across the city, tracking details like management fees and lease events for easier oversight.

Now, onto the downsides. Their service fees are noticeably higher, and they tend to prioritise high-value investors. If you’re a smaller investor or first-time buyer, you might not get the same level of attention.

Pros

  • More than 150 years of experience
  • Has a global reach
  • Can do ESG consulting
  • Has programs to streamline property management

Cons

  • Above-average fees
  • Prioritises large investors over smaller buyers

Absolutely delighted with everything they have done for us

“From our first consultation with Tom Edwards from Savills, we knew we had made the right decision in choosing this company to sell our home. Everyone we dealt with in Savills was so helpful. The service, professionalism and knowledge of the current market was exemplary. Our house was marketed and sold within 2 weeks, achieving a sale price which exceeded our expectations. We would have absolutely no hesitation in recommending Savills. We have been absolutely delighted with everything they have done for us. Thank you Tom and all the wonderful team.”

Savills made our letting experience enjoyable and easy

“Savills made our letting experience enjoyable and easy. Tiffany Rigg in the Edinburgh office was incredibly responsive and kept us in mind when properties were hitting the market that suited our needs. Christian Thomson was another great contact in helping us finalize everything and get ready to move in. Working with Savills was such a breath of fresh air compared to other letting agencies we’ve been in contact with in the past, and I definitely plan on using them in the future as well.”

The real estate agency that made my experience in buying a flat here a lot easier was Rettie. They’ve been around since 1993, so they know the city’s property market inside and out.

One thing that I really liked was how straightforward everything was. Their website lists all available properties, and their mortgage and tax calculator helped me plan ahead so I knew exactly what to expect.

Their financing services also came in handy. They connected me with a mortgage advisor who found a solid deal, making the whole process much less stressful.

Beyond buying, they offer other useful services, such as Build-to-Rent options for investors and a deposit-free rental scheme that makes renting more accessible for tenants.

If I had one complaint, it would be their response times. I sometimes had to wait a day for a reply, which wasn’t ideal.

Pros

  • More than 30 years of experience
  • User-friendly website
  • Can assist in securing property financing
  • Build-to-Rent services for investors
  • Has a deposit-free rental scheme
  • Provides rural asset management services

Cons

  • May take 24 hours to respond to enquiries
  • Unavailable on weekends

Rettie is by far the best

“Rettie has managed my flat for 21 years and I’ve just had the pleasure of working with their sales team. After experiencing many other estate agents over the years, Rettie is by far the best. They are an incredible team of hardworking professionals and they love their job. I highly recommend them.”

– Sophie Armstrong, Google Reviews

I felt in good hands throughout the entire process

“After months of our property listed with a different estate agent with no offers we made the decision to switch to Retties. We picked Retties as Alex had a really good approach to selling the property with regards to price point and target market. Our property had 2 fantastic offers within a week of putting it on the market with Retties. Alex and Sarah were spot on with their communication with me and I felt in good hands throughout the entire process. I could not recommend Retties more!”
