5 Best Renovation Contractors in Edinburgh to Nail Your Next Remodel

  • Heritage Know-How: We favoured contractors who know their way around Edinburgh’s older stone homes and planning quirks. Listed buildings need more than a hammer and hope.

  • Project Management: We looked for teams that coordinate trades properly and keep delays to a minimum. A clear point of contact scored extra marks.

  • Pricing Clarity: We checked for straightforward quotes and sensible explanations of extra costs. Nobody likes a surprise bill halfway through a renovation.

  • Craftsmanship: We weighed up structural work, joinery, finishes, and guarantees. The best teams needed to handle both the big jobs and the fiddly details.

I’ve started talking to some kitchen renovators, thinking I only needed the kitchen sorted. Then I looked around and realised the rest of the house was quietly begging for attention too.

That’s when finding the best renovation contractor in Edinburgh started to matter a lot more. I wanted someone who could handle bigger ideas without turning the place into a never-ending building site.

Edinburgh homes can be a bit particular, especially with older layouts and planning quirks. So I looked for renovation teams with solid workmanship, sensible communication, and the know-how to tackle more than one room at a time.

How much does it cost to hire a renovation contractor in Edinburgh?

A full tenement flat refurbishment typically costs £40,000 to £80,000. Tight access, limited parking, and heritage rules can add to the bill.

Renovating the inside of a three-bedroom house can cost £75,000 to £150,000. This may include stripping back to the structure, replastering, and full interior updates.

A 20m² single-storey extension usually costs around £71,300 to £85,500. Edinburgh’s higher regional building costs can push prices upwards.

A loft conversion generally ranges from £51,750 to £65,000. Roof reinforcement and adding an en-suite can increase the total.

A mid-range kitchen renovation costs roughly £15,000 to £30,000. That can cover layout changes, new units, and standard appliances.

A standard bathroom renovation is around £7,500 to £9,800. This usually includes a new suite and updated plumbing.

Contact: 0131 235 1048 / 01383 660650 / [email protected]

Hours: Monday – Friday, 8 AM – 6 PM; Saturday, 8 AM–3 PM

What stood out to me with Probuild Contracts Ltd is how straightforward the handover seems from first chat to finished job.

Lee handles the initial consultation, while Tony takes over as the main contact once work gets moving.

I like that they keep multiple trades under one roof, which should make coordination less of a juggling act. Their written guarantee is another reassuring touch when you’re spending serious money on a renovation.

They seem especially strong on roofing, masonry, plastering, rendering, and general building work. That makes them a handy option if your renovation involves more than just cosmetic upgrades.

The main drawback is that they’re closed on Sundays, which could be inconvenient if weekends are your easiest time for updates or site visits.

Pros

  • Dedicated contacts from consultation through the build
  • Multiple trades coordinated under one company
  • Written guarantee provided for completed work
  • Strong experience in roofing, masonry, plastering, and general building
  • Good fit for renovations involving structural or exterior work

Cons

  • Closed on Sundays
  • May be less specialised in purely interior-focused refurbishments than dedicated renovation firms

Customer Review

Really Happy With the Finished Renovation

We recently used this company to renovate our home, painting the exterior of the property, and we’re extremely pleased with the finished result.

The work was completed to a very high standard, and the team were professional, reliable and helpful throughout the whole process. Communication was good from start to finish, and any questions or issues that came up were dealt with promptly.

Having both internal renovation work and exterior work carried out can be quite disruptive, but the team made the process as straightforward as possible and clearly took pride in the quality of their workmanship.

Website

Address: 105 Comiston Road

Hours: Monday – Friday, 8 AM – 5 PM

Oakmont Joinery & Property Development caught my eye because they’re not just handy with timber. Their work spans renovations, extensions, fitted storage, kitchens, bathrooms, and commercial fit-outs.

I feel a bit more reassured knowing they’re listed with Edinburgh Trusted Trader too. It doesn’t guarantee perfection, but it does add another layer of accountability when you’re handing over a sizeable budget.

Their bespoke joinery is probably the biggest draw for older Edinburgh homes. Built-in storage and made-to-measure finishes can make awkward rooms feel far more intentional.

The main drawback is their Monday-to-Friday schedule, so weekend meetings may take more planning.

They also bring in trusted specialists for some trades, rather than keeping every part of the job entirely in-house.

Pros

  • Edinburgh Trusted Trader member
  • Handles renovations, extensions, kitchens, and bathrooms
  • Strong bespoke joinery and fitted-storage offering
  • Experience with both residential and commercial fit-outs
  • Useful for awkward layouts in older Edinburgh homes

Cons

  • Closed on weekends
  • Some specialist trades are brought in rather than handled entirely in-house

Hours: Monday – Friday, 8 AM – 5 PM

AGG Builders Ltd feels like a solid pick if your renovation involves more than a fresh coat of paint. They handle structural work, extensions, refurbishments, and other bigger jobs where proper coordination really matters.

I like that they bring more than 15 years of industry experience to the table. Their Edinburgh Trusted Trader listing adds a bit more reassurance when you’re trusting someone with walls, budgets, and your sanity.

Communication seems to be one of their stronger points, which is handy when structural changes start getting complicated.

They’ve also built up experience across both residential and commercial projects.

The main downside is their Monday-to-Friday schedule. If weekends are your only free time for meetings or updates, that could be a bit awkward.

Pros

  • 15+ years of industry experience
  • Edinburgh Trusted Trader listed
  • Handles structural work, extensions, and refurbishments
  • Experience across residential and commercial projects
  • Strong communication appears to be a recurring positive

Cons

Customer Reviews

Beautiful Results From a Full Renovation

AGG completed a full renovation of our apartment, which involved structural works. The team are incredibly hardworking, courteous and has a close attention to detail. Everyone who visits our home compliments us on how beautiful a job AGG have done. We cannot thank you enough for your work. Thank you, Andy, Steph and Marla.

They Handled Our Whole Renovation

We completed a full renovation of our bungalow including a new annex, new kitchens, bathrooms, flooring, internal doors, painting/decorating,  fencing, decking and pergola outside. The team were able to deal with everything in-house, which meant the works were also very cost-effective. The works were completed in only around 12 weeks.

Andrea was very hands-on at every stage of the project and regularly provided suggestions on where he felt we could improve on our ideas to deliver a better finish. For example, suggesting a free-standing bath in our main bathroom to utilise the space better

Contact: 0131 202 9132 / [email protected]

Cedar Developments feels like a good fit if your Edinburgh home has history written into the walls. They specialise in period and listed-property renovations, with design, project management, and building work brought together under one team.

I like that they’ve got dedicated project managers, site staff, and an interior designer involved from the start. That should make bigger renovations feel a bit less like herding cats in a dusty hallway.

Their bespoke joinery is another strong point, especially for fitted storage and cabinetry in awkward older rooms.

The Edinburgh Trusted Trader membership adds a useful extra layer of reassurance too.

The main drawback is that they’re closed on weekends. If Saturday’s your only chance for meetings or design discussions, scheduling could be a little trickier.

Pros

  • Specialises in period and listed-property renovations
  • Interior design and project management under one team
  • Dedicated project managers and site staff
  • Bespoke joinery for fitted storage and cabinetry
  • Edinburgh Trusted Trader member

First-Class Work From Start to Finish

The Cedar Team was absolutely fantastic, delivering a very successful renovation project of our home, which included 2 new bathrooms, the repurposing of 2 public rooms, associated electrical and plumbing works and redecoration. The quality of workmanship and attention to detail was first class, and we are delighted with the results. We would have no reservations about recommending the Cedar Team, and we look forward to working with Cedar again. Kevin & Sarah

Great Advice and a Really Smooth Renovation

We had a wonderful experience with Cedar: they did a renovation in our flat, transforming one bathroom and creating a new one in the box room. They built bespoke storage for our bedroom and transformed an Edinburgh press into a lovely built-in dressing table. The finished work is outstanding, and the whole process was very pleasant. Working with Hamish, Joe and the whole team was great. They provide great advice, and they are very transparent with costs, which was very much appreciated. I look forward to planning something new for our flat so we can work with them again!

5. Cramond Renovations

cramond-renovations

Website

Address: 13 Essex Brae, Cramond

Contact: 0131 659 9193 / 07557 278 154 / [email protected]

Hours: Monday – Friday, 8 AM – 5 PM

Cramond Renovations stood out to me for its hands-on approach, especially on bigger, messier projects. Tom Brady is closely involved, which can make communication feel a lot less like Chinese whispers between trades.

Their work covers extensions, loft and basement conversions, kitchens, bathrooms, and structural upgrades. I particularly like their experience with period homes, where original details need a lighter touch than a sledgehammer.

They’ve got solid joinery skills too, which helps when older Edinburgh properties throw up awkward corners and one-off finishes. That mix of structural work and careful detailing makes them a strong all-rounder.

The main drawback is their weekday-only opening hours. If weekends are your easiest time for meetings or site visits, scheduling could take a bit more juggling.

Pros

  • Hands-on oversight from Tom Brady
  • Handles extensions, loft and basement conversions
  • Strong experience with period properties
  • Good joinery and bespoke finishing capability
  • Can coordinate structural work, kitchens, bathrooms, and other trades

Cons

  • Closed on weekends

Excellent Work and Great Communication

We are very happy to have chosen Tom and his team for the renovation of our mews flat! The quality of their work is outstanding, and their attention to detail and helpful input were very much appreciated! Whenever we had additional requests, they were very flexible and carried them out to our highest expectations. The communication of Tom and his team was excellent, and they always reacted swiftly and answered all our questions. Furthermore, since we were not able to physically visit the flat for some time, due to the current pandemic, they supplied us with photo and video updates.

A Big Renovation Managed Really Well

Tom and the team have just completed a big renovation for us that involved digging out our basement, an extension and knocking down and rebuilding walls. Tom managed the whole job for us and everyone he brought in was extremely professional and courteous. The work was all extremely high quality and brought in on budget. Nothing was too much trouble, and they don’t walk away until the job is complete. They have even taken on management of our kitchen suppliers, which we bought direct so they didn’t have to, whose after-sales have left much to be desired.
