I discovered Ultimate Clean Solutions when they turned up at my neighbour’s place to size up their mossy tiles.

Wouldn’t hesitate to get them back
Had a great experience with Chris and Emma coming to do a roof clean. Reasonably priced quote, didn’t hesitate to help me when I asked about putting up bird spikes while he was up there. They were great, talked to our neighbours and tidied up any dirt that had fallen onto their side (semi-detached) as well as our own. Wouldn’t hesitate to get them back for future work.

I’ve been working on this property that seems to be half a century old, but whose roof has only been cleaned for a small fraction of that time. BDS Pro Clean took one look at that roof and didn’t even flinch; clearly, they’ve seen worse across the Lothians!
They walked the property manager through options for his careful consideration. He chose soft washing combined with a bit of chemical treatment, given the state of his tile roof.
Their safety setup was proper, with harnesses and stable platforms instead of the scrappy routines common in older estates. Even from the driveway, I could see the team working tile by tile, not rushing through it like a Sunday chore.
After watching them revive a roof that looked straight out of medieval Edinburgh, I could now see why most customer reviews hinted at them being meticulous. The roof looks fresh enough that it looks like it was entirely replaced.

Recently moved into a new property and contacted BDS Pro Clean to clean the roof and driveway. Lothian Pressure Washing & Roof Cleaning turned up at my colleague’s newer home, whose roof got really filthy after a particularly nasty storm.
Though they’re not fans of pressure hosing, they carefully explained that their mix of cleaning solutions and soft pressure washing avoids tile-cracking disasters they’re secretly worried about.
They calibrated the pressure with the confidence of people who know what they’re doing. In turn, this gave my pal the confidence that none of his new tile roofs will be broken as they get cleaned.
They brought out their latest carbon-fibre pole and Mosmatic surface cleaner, which looked high-tech enough to tackle the job. My colleague said his tiles came out spotless without a single chip, which impressed him and his family.
As for pricing, it was fair enough for such careful work, according to my work friend. However, the high-tech equipment means pricing may run slightly higher than basic pressure-washes.

Dean also helped to repair some tiles for me
Dean and his father were on time. They prepared all the ground for my roof to be jet-washed to clear all the moss. They were fantastic throughout the day. Cleaned up everything in my garden, back and front, after the job was complete. They also cleaned up the neighbour’s garden. Dean also helped to repair some tiles for me.
